Urban Design Group recently completed the interior and exterior design of a new pavilion and added a 1,200 car parking structure to the rebranded Hollywood Casino in Joliet, Illinois. The casino is located 35 minutes from Chicago and is owned by Penn National Gaming. The property was formerly an Empress Casino and has gone through a total renovation and rebranding program.

A pavilion to support the gaming barge had been on the property previously, but it was destroyed by a fire during a renovation in March 2009. UDG was commissioned, just days after the accident, to quickly design the new pavilion and offer a fast-track solution to deliver the project as close to the original schedule as possible. Through close collaboration with the owner, UDG was able to fully rethink the way the entire property could be improved while taking advantage of as much of the existing infrastructure as possible. Some very complex conditions required considerable study, yet progress was quickly made to get the existing gaming barge fully functional while the building replacement components worked their way through design and construction. A balance was struck that not only met acute budget and schedule constraints, but succeeded in fully transforming the property.

Urban Design Group worked with Genesis Associates to incorporate Penn National Gaming’s Hollywood theme throughout these spaces. Joliet’s Hollywood Casino features a newly remodeled 50,000-square-foot casino floor, four dining options, including: Final Cut Steakhouse, Epic Buffet, Take Two Deli and Hollywood Stadium (Chicagoland’s most exciting sports bar). The property sold for $ 10.5 million on an “all cash” basis. This was much less that the property’s outstanding debt at the time of foreclosure. Although physical occupancy was over 85%, economic occupancy was approximately 66%, offering further upside potential to the buyer. The facility’s gross potential income at the time of closing was approximately $ 1,078,000 per year.

Casino Self Storage contains nearly 85,430 net square feet of self storage space divided into 822 units, including 91 climate controlled units. The attractive two-story project was built in 2005 and is located on Los Angeles Avenue (also known as State Highway 118) on a highly visible corner in retail and commercial oriented location.
